  1. MLS Service and current inventory of around 12,000 properties for sale in 5 counties. About 8 years ago, SCCAOR headed the effort to combine 17 MLS services into just 1 regional 5 county MLS service. You are essentially getting 17 MLS's for the price of 1.
  2. The SUPRA Key and Keybox entry system provides you with access to most of that inventory of 12,000 or so properties. Can you imagine coordinating with the listing agent and seller before showing every property you want to see? The SUPRA Key system saves you countless hours of your valuable time.
  3. Through CAR, we are provided with standard form contracts that guide us through all phases of the real estate transaction process. From offer, to disclosure, to agency to close. we rely on about 49 pages of forms that are necessary under California law to make a deal happen. CAR even has a free (to members) legal service where you can phone them for free help and advice concerning all aspects of the real estate transaction.
  4. You also get free electronic versions of CAR forms (WINForms. Check our website for details.
  5. As a member, you are automatically members of SCCAOR, CAR and NAR. That makes you a member of the largest trade association in the county, state and nation, respectively.  This gives us considerable clout with local, state and national government. Without that clout, banks would be selling real estate (instead of you), there would not be a $250,000 per person exemption for sale of personal residence, a tax exemption for mortgage interest, a disclosure of FICO scores, real estate or open house signs and each of our members would have to buy a business license in each town you sell a house in. And that's just for starters!
